A RESOLUTION CONCERNING THE 210 ON THE PARK BOND INDUCEMENT for the purpose of approving the issuance and sale of revenue bonds by the Housing Authority of Prince George’s County (the “Housing Authority”), the awarding of Low-Income Housing Tax Credits by the Community Development Administration (“CDA”) of the State of Maryland to 210 MPD Partners, LLC (the “Owner”), for the acquisition and development of the 210 On the Park project (the “Project”), and paying certain other costs associated therewith.
Background
210 On the Park is considered a highly important redevelopment project for Prince George's County. Located at 210 Maryland Park Drive in Capitol Heights, Maryland, it acts as a critical catalyst for economic revitalization and affordable housing along the region's heavily prioritized Blue Line Corridor.
Expanding Affordable Housing: The development will deliver 158 multifamily rental units and 14 townhomes. Crucially, roughly 75% of these apartments are designated as affordable housing through support from the county's Housing Investment Trust Fund.
Transit-Oriented Vitalization: Located just one block from the Capitol Heights Metro Station, the project transforms a previously vacant, underutilized county-owned parcel into an active urban hub, reducing vehicle dependency and promoting public transit.
Economic and Community Impact: The project is estimated to inject $2 million in annual economic impact into Prince George's County. It includes 9,200 square feet of ground-floor community and retail space designed for local neighborhood services, food establishments, and small business incubation.
