Background
The Approved Fiscal Year 2008 Planning Department Work Program includes the preparation of the Subregion 5 master plan and sectional map amendment (SMA). The master plan and SMA will amend the 1993 Approved Master Plan and Sectional Map Amendment for Subregion 5 and further implementation of the policies contained in the 2002 Approved Prince George’s County General Plan. The master plan will be a long-range, comprehensive plan that provides tools to enhance the quality and character of communities and neighborhoods, encourage economic development in appropriate locations, and preserve or protect rural, scenic and environmentally sensitive lands. The master plan will also focus on transit-oriented and pedestrian-oriented development at specific locations. In doing so, the plan will fulfill the 2002 General Plan vision for maintaining a pattern of low- to moderate suburban residential communities, distinct commercial centers, and employment areas that are increasingly transit serviceable in the Developing Tier, and protecting large amounts of land for woodland, wildlife habitat, recreation and agricultural pursuits, and preservation of the rural character and vistas that now exist in the Rural Tier. The master plan and SMA are being prepared concurrently in accordance with Section 27-225.01.05 of the Prince George’s County Zoning Ordinance. Approval of this resolution authorizes the Planning Board to begin preparation of the plan and approves the plan’s Goals, Concepts, Guidelines and Public Participation Program
